How will I know if I need to upgrade?

If your current electrical installation meets the current BS7671 requirements then you won’t need to upgrade. However it is very difficult to ascertain this information without professional testing equipment.

Landlords – your electrical safety obligation

Landlords may be exposing themselves to significant financial risks, from fines and invalidated insurance, through not acting on their electrical safety obligations.

Landlords are also putting millions of UK private tenants at risk of serious accident or fire.

Landlords are required by law to ensure:

That the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout its duration. That a House in Multiple Occupation (HMO) has a periodic inspection carried out on the property every five years. If your property is not an HMO, you are not legally obliged to do this. However, we recommend that a periodic inspection and test is carried out by a registered electrician on your rental properties at least every five years. That any appliance provided is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the requirements of European law). To meet these requirements a landlord will need to regularly carry out basic safety checks to ensure that the electrical installation and appliances are safe and working.

OUTDOOR LIGHTING and POWER

Whether for security purposes or simply to enhance the aesthetics of your home or garden exterior, there are many reasons why you might require outdoor lighting and power at your property.

However, outdoor lighting and power still falls under Part P of the Building Regulations law which requires that electrics are installed by a certified electrician to the latest IEE Wiring Regulations.

For example, every cable, wire, socket, appliance and light used outdoors has to be protected by an RCD (Residual Current Device). An RCD is a fast-acting safety trip switch that reduces the risk of a fatal electric shock by instantly cutting off the power should anything happen to make power leak to earth. Any external power supply should also be installed with appropriate weatherproof outdoor fittings.
